3 Common Selling Mistakes And Tips To Avoid Them

It pains me to say, but there are lots of home sellers I see who are prone to committing costly mistakes that are so easily avoided.

Let’s take a look at 3 of the most common mistakes sellers make in today’s market and the best ways to avoid making them yourself when it comes time to sell your home

Neglecting to Secure the Property – whether you are selling your first home or flip properties for a living, you have a lot riding on this transaction so take care to make sure every door and window is secure.

Here are 4 things you can use to have peace of mind knowing you’ve done everything possible to keep everything safe from intruders.

  • Lockboxes - with everything that takes place before selling a property, you will want to regulate who is allowed to go inside. Remember, you need to account for any work that is being done to the home to prep it for sale, in addition to any agents and prospective buyers that might come along. Simply put, the home must remain accessible to a select group of people. The trick is to limit those who are granted access.

  • Lighting – deception is a good thing to use when protecting your property.  Always strive to give the impression that some is home.  I have had a lot of success with motion detector lights.  Put one at each door and on the floodlights at each corner.  That way the most obvious entry points are lit up when they need to be. Of course, it’s not enough to stop with the exterior; proceed to place lights in various rooms throughout the home.  The key, however, is to hook said light fixtures up to timers. Remember, lighting a home serves one purpose: deception. Give off the impression that the property is occupied.

  • Radio to TV noise - radio noise can give the impression that someone is inside. Despite its simplicity, a little radio noise can go a long way in deterring those with mal-intent. At the very least, it will turn away any would-be intruders who are looking for an easy score. I recommend leaving the radio on all night.

  • Alarm system – the most obvious is this option.  Just putting an alarm sign out at the end of your driveway will cause any would-be burglar to pass you by and go on to the next house that looks like easy pickings.  I use one called SimpliSafe and love it.  The monthly starts at $15 per month and the best option where they monitor it for you 24/7 and call the police is only $25 per month.

Thinking Landscaping Doesn’t Matter – everyone has heard the saying “You never get a 2nd chance to make a first impression”.  Well, that matters with your house when a potential buyer first sees it as well.  Buyers will make that split-second decision as to whether they want to inquire further with your home by the curb appeal impression.

A well-maintained yard and landscaping gives a good indicator that the interior is probably the same way and vice versa if it’s poorly maintained.  Add fresh mulch, some annual flowers or put some sod in bare areas.  Trim bushes and trees and take out any that are bad looking or completely dead or overgrown.

You’re only hurting yourself and your bottom line if you neglect this important aspect of your home’s overall appearance.

Failing to mention “Sizzle” features – the main thing you should do in marketing your home is make it stand out from the competition so that buyers want it. 

Sizzle features are the ones that aren’t necessary but are more of a luxury.    The 2 rooms where this money is best spent is the kitchen and bathrooms.  Some of the specific features you see here are:  under cabinet lighting, granite countertops, wine fridge, Jacuzzi tub, rain showerheads, heated floors, and, of course, all men’s favorites – flat screen tv’s mounted in every room so we don’t miss any sports action!

The goal is to make your house better than other homes in your category so that it commands a premium price and not be considered a cookie cutter home that buyers can expect to be had for a bargain.

Remember, when all else fails,  avoiding making mistakes is just as important as making the right moves.
